Why Pay for Preventive Maintenance?

We all know preventive maintenance is supposed to save money over the long term. However, it can be hard to think long-term when trying to watch your dollars in the current year, even more so if you aren’t necessarily involved in the day-to-day operations.

To help see the forest through the trees, we’ve outlined three real-life examples of common building surfaces.  For each, we’ve evaluated what happens without doing preventive maintenance vs. doing it regularly.

BRONZE BUILDING ENTRANCE DOORS

Bronze Door

WITHOUT PREVENTIVE MAINTENANCE:

  • Bronze will corrode over time.
  • Doors will either need a complete refinish or will need full replacement eventually, both of which are very expensive.
  • Life span of the door will be ~ 10 years.

WITH PREVENTIVE MAINTENANCE:

  • Doors will always look attractive, improving the overall look of your building.
  • Bronze will never corrode.
  • The life span of the door can last for decades.
  • You can budget for and anticipate the cost.

WITHOUT PREVENTIVE MAINTENANCE:

  • Develops scuffs, scratches, and dents along walls, floors, and doors.
  • Cosmetics become unseemly for tenants and visitors.
  • Can decrease lease-ability and rent rate potential.

WITH PREVENTIVE MAINTENANCE:

  • Consistently attractive surfaces in elevators.
  • Improves the overall look of your building.
  • Helps attract and retain tenants.
  • You can budget for and anticipate the cost.

MARBLE, GRANITE, AND TERRAZZO LOBBY FLOORS

WITHOUT PREVENTIVE MAINTENANCE:

  • Scratches and scuffs across large swaths of the floor.
  • Restoration is much slower to complete at only ~30 square feet per hour vs. over ~300 square feet per hour to conduct routine maintenance.
  • Restoration costs are much higher than routine maintenance costs.
  • Scratched and scuffed floors are a sign the building isn’t well-kept and can decrease lease-ability.

WITH PREVENTIVE MAINTENANCE:

  • Scratches and scuffs are regularly removed, thereby preventing the need for a complete restoration, which is very expensive.
  • You can budget for and anticipate the cost.
  • The annual cost of monthly maintenance is significantly lower than that of a once-a-year restoration.
  • Stone is a beautiful surface when well-maintained. Keeping it attractive all the time improves the appearance and leas ability of your building.
